Parking Lot Paving In OKC: How To Plan The Work Without Closing Your Business

The parking lot has been getting worse for two years. There are potholes customers complain about, cracking across most of the surface, and a low area that holds water for a day after every storm.

The reason it has not been fixed is usually not cost. It is the assumption that fixing it means closing. That is rarely true if the work is planned properly. Here is how to approach it.

Establish What You Actually Need

There are four broadly different scopes and they differ enormously in cost and disruption, so the first job is knowing which one applies.

Crack sealing addresses cracks before water gets into the base. It is inexpensive, quick and by far the best value work available on a lot that is structurally sound.

Patching repairs isolated failures. Full depth patching, where the failed section is cut out and rebuilt, lasts considerably longer than surface patching and is worth the difference.

An overlay places new asphalt over the existing surface. This works well where the base is intact and the surface is worn, and poorly where the base has failed, because the new surface will fail in the same places.

Full depth reconstruction removes and rebuilds everything including the base. It is the most expensive option and the only correct one where the base is gone.

A contractor recommending an overlay without assessing the base is guessing, and that guess frequently costs the client the whole job within a few years.

Drainage Decides Everything

This is the part property owners consistently underestimate.

Asphalt fails from water, not from traffic. Water penetrating cracks reaches the base, the base softens, and under load the surface breaks up. Standing water accelerates it dramatically.

So if a section of your lot holds water, repaving it without correcting the grade means paying twice. The new surface will fail in exactly the same place on roughly the same timeline.

Correcting drainage may mean regrading, adding or relocating inlets, or addressing the surrounding structures. It is unglamorous work that determines whether a lot lasts eight years or twenty.

Where drainage structures are involved, this becomes a genuine engineering question rather than a paving one, and storm sewer and drainage structure work should be scoped alongside the paving rather than afterwards.

How To Phase The Work

This is what makes staying open possible.

Divide the lot into sections and sequence them. Most commercial lots can be done in three or four phases with a portion always available.

Work the back and employee areas first. This lets you learn how the process affects operations before it touches customer parking.

Sequence around your traffic pattern rather than around the contractor's convenience. If Friday and Saturday are your busiest days, the front section should not be closed then.

Arrange overflow parking in advance where possible, whether with a neighbouring business or on an adjacent lot.

And communicate before the work starts. Signage, a note on the door and a post on your Google Business Profile prevent the customer who arrives, sees cones and leaves.

Asphalt requires temperature to compact properly, so the season genuinely constrains the work.

Late spring through early autumn is the reliable window. Work in cold weather risks poor compaction, which shortens the life of the surface regardless of material quality.

Do Not Forget Striping And Accessibility

Restriping is the cheapest part of the job and the part most visible to customers. A resurfaced lot with faded old layout looks unfinished.

It is also the opportunity to reconsider the layout. Traffic flow, space count and circulation can all be improved at no additional cost while the surface is blank.

Accessible parking requirements apply and are worth getting right. Space dimensions, access aisles, signage and slope tolerances are all specified, and resurfacing is when compliance issues get created or corrected.

Confirm who is responsible for striping in the contract. It is occasionally excluded and discovered afterwards.

What The Quote Should Actually State

Asphalt thickness, stated as compacted depth rather than as laid depth. These are different numbers and the difference matters.

Base preparation and whether base repair is included or priced separately.

Whether the scope is overlay or full depth, and what happens if unsuitable base is discovered once work begins.
